Other costs to be paid by the client

  • Real estate insurance policy – the cost differs depending on the insured amount and/or on the company where the insurance policy was signed.
  • Registration tax with the National Real Estate Publicity Register – RON 87.6.
  • Notary’s taxes and fees – the cost differs depending on the taxes and fees practiced by Notaries Public authenticating the mortgage contract.
  • The cost of the evaluation report of the real estate brought as guarantee – will be borne by the client prior to the granting of the loan. The cost set and charged by the agreed valuation companies: 500 RON for apartments, 600 RON for ground floor houses with afferent land and 800 RON for double-decker villas with afferent land.

Eligibility criteria

You can apply for a credit if:

  • You are a Romanian or foreign citizen with permanent or temporary residence in Romania or with residence in OECD/EU countries;
  • You are at least 22 years old and not more than 70 years at the end of the lending period;
  • The family monthly income is at least RON 1,200;
  • You can present up to two co-debtors, relatives and in-laws up to the 1st degree.

Guarantees

  • First rank or lower rank real estate mortgage, provided the higher ranks are in favor of EximBank, established over the real estate in credit beneficiary’s property or of other natural persons;
  • Insurance policies of the finished building;
  • Movable mortgage over the accounts opened with us;
  • Collateral deposits.
